Blog<\/a> (they are an american company, hence the missing &#8220;u&#8221; in neighbourhood).\u00c2\u00a0 For those who aren&#8217;t familiar with their website (<a title=\"WellcomeMat Website\" href=\"http:\/\/www.wellcomemat.com\/\" target=\"_blank\">http:\/\/www.wellcomemat.com\/<\/a>), &#8220;WellcomeMat is a video network that connects you with people and resources to most effectively market real estate, neighborhoods, cities, events and local businesses.&#8221;\u00c2\u00a0 Their website allows you to &#8220;find and hire local video producers, upload and map your video tours\/photos, and collaborate with thousands of people dedicated to making local video happen.&#8221;\u00c2\u00a0 They have a great series\u00c2\u00a0of blog entries about the <a title=\"Video Is Too Expensive\" href=\"http:\/\/realestatevideo.wellcomemat.com\/2007\/11\/06\/objection-to-real-estate-video-1-video-is-too-expensive\/\" target=\"_blank\">Top Objections to Real Estate Video<\/a> that inspired this post.\u00c2\u00a0<\/p>\n<p>When I hear\u00c2\u00a0Realtors say that having a video produced is too expensive, I always challenge them to look at it not only as a listing tool but also as an opportunity to market themselves.\u00c2\u00a0 Our video tours regularly get hundreds of views, and occasionally into the thousands.\u00c2\u00a0 Our customized webpage allows our clients to extend their branding to the window that the video is embedded in.\u00c2\u00a0\u00c2\u00a0The huge demand for video content on the Internet creates a unique\u00c2\u00a0opportunity for Realtors to promote themselves.\u00c2\u00a0 Imagine having a\u00c2\u00a0captive audience with your photo, website, email address and contact information prominently displayed at the top of the screen for the entire 2 minute duration of the video.\u00c2\u00a0 I won&#8217;t even mention the number of listings you may win when you play your\u00c2\u00a0DVD copy of your tour at a listing presentation.<\/p>\n<p>If we look at it from a purely\u00c2\u00a0ROI perspective, it would seem that video would only allow itself to high-end properties, where the commissions could justify the cost.\u00c2\u00a0 If the return on your investment is based on the number of unique views, then our statistics show that properties in the lower end are receiving a far greater number of views\u00c2\u00a0in comparison to video tours for\u00c2\u00a0luxury properties and in return, offering greater value.\u00c2\u00a0 Video, in conjunction with other marketing efforts can provide enormous returns.\u00c2\u00a0 We recommend that our clients provide a direct link to their video in all their marketing.\u00c2\u00a0 Statistics have shown that there\u00c2\u00a0are very few\u00c2\u00a0methods to effectively drive visitors to a website.\u00c2\u00a0 Video is the hook that will get your website results.\u00c2\u00a0<\/p>\n<p>If you value your time, video tours can save you\u00c2\u00a0the time taken to walk\u00c2\u00a0an uninterested buyer\u00c2\u00a0through\u00c2\u00a0a home.\u00c2\u00a0 Video tours can be used as a method to pre-screen potential buyers.\u00c2\u00a0\u00c2\u00a0All you have to do is send them the link and\u00c2\u00a0they can tour the house in a virtual environment.\u00c2\u00a0\u00c2\u00a0Realtors all want quality prospects. \u00c2\u00a0Should the buyer\u00c2\u00a0decide that they want to see the property, they are clearly interested in the real possibility of buying.<\/p>\n<p>I would also suggest that\u00c2\u00a0Realtors compare the results from having a video tour produced with\u00c2\u00a0other forms of marketing.\u00c2\u00a0 Is the value you are recieving for your magazine ad comparable to the results from having a video produced?\u00c2\u00a0 Unfortunately, tracking how many people actually looked at your ad is nearly impossible, but using our web statistics, I can call tell you exactly how many times your video was viewed.<\/p>\n<p>Finally, if you empower your clients with as much quality information about your listings (video tours, high-res photos, floorplans, neighbourhood info), they will in turn, reward you with their dollars.<\/p>\n<p>\u00c2\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Over the holidays, I started reading the WellcomeMat &#8220;Neighborhood&#8221;
