Assignment Video – How Can Realtors Protect Themselves and Their Clients

Have you seen the video we produced for Richard Bell and Ron Usher of Bell Alliance, Lawyers & Notaries Public?  We recently filmed their presentation on assignments held at The Arbutus Club for RE/Max Crest Realty (Westside).  Assignments are a hot topic for realtors in Vancouver area with all the condo developments being built in and around the city.  Events such as the cancellation of the Bambu Development by Anthem Properties in Victoria has shown that assignments are not without risk.  The video is essentially a guide to help realtors protect themselves and their clients from situations such as these.

Artisan Home Staging

I’ve been corresponding with Shannon Emmanuel of Artisan Home Staging.  Artisan targets realtors and home-owners in the Tri-City/Burnaby area.  Their website is a great resource for anyone who is considering home staging.  The benefits are clearly outlined with photographs of sample rooms.  I really like this quote from their website:

Our purpose is to help you create a home image that grabs buyer’s interest and makes them WANT to buy your home.

As a producer of real estate videos, I have clearly seen the advantages of having a home staged.  We produced 2 videos of the same penthouse earlier this past summer.  The first video was shot in the middle of May and was of an empty condo.  The second video was produced 3 months later.  The unsold condo had been fully staged.  After sitting on the market for 3 months, the staged condo was sold within 2 weeks.

I was taking a look at one of our clients web-sites today and saw something interesting, Zygmunt and Kasha Riddle of RE/MAX Riddle Real Estate on the North Shore have created a menu catagory at the top of the page that lists all the videos we have produced for them.  Zygmunt & Kasha have used our services for properties in a variety of price ranges and styles with great success. 

By adding links the videos front and center on a web site the video does more than market a property it helps market yourself.  What other ways have you found video useful in marketing yourself and your services?

Sayward Hill

About 2 weeks ago, we had the opportunity to travel to Victoria.  We were asked to produce a video for Sayward Hill, a Jawl Development Corporation project on the Island.  We spent the day with our gracious hosts Ingrid Jarisz and Karen Jawl. 

Sayward Hill is a self-contained community consisting of luxury condominium living set on top of spectacular grounds that are home to 2 golf courses (Cordova Bay Golf Course and The Ridge Course at Cordova Bay), the beach, Lochside Trail, a shopping concourse (Mattick’s Farm) with markets (Red Barn market), restaurants (Bill Mattick’s Restaurant, Adrienne’s Tea Garden and The Ridge Cafe), garden center, mini golf, ice cream shop, liquor store, and other retail stores, with a seemingly never-ending view of the mountains and water.  It was a wonderful way to spend our day.

I’m curious.  On average , how many showings does it take until an offer is tendered?  Is the number 10?  20?  100?  How many people attend an open house?  Are they buyers or just the neighbours in for a look? 

Each of the videos we produce receives hundreds of views.  Some of our videos have even been viewed over a thousand times.  The majority of traffic comes from property listing websites, such as mls.ca and realtylink.org where people are actively looking to buy real estate.  We believe that our videos get buyers past the front door, and into the house.

Let me sum this up:  Each video is seen hundreds, if not thousands of times, by an audience of buyers actively searching for real estate and the video they are viewing has your brand prominently displayed for the duration of the video.  See the video, see the value.

Online Real Estate Ad Spending

I recently read a report that was published by Borrell Associates, a firm that provides research and consulting on interactive advertising and marketing.  One of their latest reports addressed online real estate ad spending.  Simply put, real estate buyers have moved online en masse, with approximately 80% using the Internet for home searches.  Buyers are moving from traditional print-based advertising to the convenience of online searching.  Correspondingly, online real estate ad spending is lagging far behind this trend. 

This is an opportunity for progressive-minded real estate agents to surge ahead of their competitors by capitalizing on the real estate industry’s slow reaction to the way in which buyers are using the Internet to “shop” for a home.  I have a word of advice to any real estate professional who believes that having a website is all they need.  The migration from traditional newspapers and magazines to real estate listing services is well under way.  Promote yourself and your listings by using web-based marketing tools.  You will get a greater return on your advertising dollars.

Pomaria Progress Report

We were recently approached by David Hutchinson to put together a progress report for Pomaria, a 30 storey condo development in False Creek that is currently in its construction phase.  We were fortunate enough to be able to gain full access to the construction site and shoot some great footage.  They are still building skyward but on the lower levels, they are just starting some finishing work.  We put together a blog-style website that allows for frequent updates.  Here is the link:
